After following the instructions from earlier (planning your shots, doing tests, and home staging), download this app from the Play Store or App Store.
- Tap on the camera icon, select “Take Photo Sphere,” then point the camera to the orange dot.
- Take the first photo and repeat the same process until the green box appears.
- Click on the green box, then select the options to share or save your creation.

In this step, you’ll use another mobile app to create your virtual tour called My360.
After signing up, create a new tour profile before clicking “+ Spheres.” You’ll then be prompted to upload the photos you’ve taken.

Virtual property viewings: how to film a house tour like a pro
Shoot your own home video walk-through during lockdown.
Being in lockdown doesn’t mean your house sale has to stall. Many estate agencies are now offering virtual house tours as a great way to showcase your home to prospective buyers or even renters .
With the high-quality cameras available on most modern smartphones, shooting your own home video walk-through or even conducting live video calls couldn’t be easier, says James Somers, head of residential lettings at UK Sotheby’s International Realty . Here he shares his expertise on home staging and filming a professional-looking house tour video to help you remotely show your home off at its best.
1. Remove all clutter
The golden rule of home staging: get rid of all the clutter in your home. Floors and surfaces should be clutter-free and now that you have the time, your cupboards should be neatly organised. Storage is a big requirement and prospective buyers are likely to ask to see inside cupboards.
2. Up the quality
Check to see whether your phone’s video is set to the highest quality as a low-quality video will just frustrate the viewer. Remember, if someone is going to make an offer relying entirely on your video, they must be able to clearly see the content.
3. Good lighting is essential
Pull curtains right back from windows and blinds up as far as they'll go to allow the maximum light to flood your rooms. Make sure you shoot your video or arrange your video call during daytime rather than evening, so that buyers can see the natural light your home gets, and the way it falls. For any darker rooms or spaces, turn on a light to help brighten them up.
4. Leave doors open
This is a great way for light to get into those more gloomy areas of the home, such as corridors. Also, keeping doors wide open means you can easily manoeuvre your way through your home and don’t have to worry about that creaky hinge interrupting you when filming.
5. Make your bed look inviting
It might sound obvious but plump up pillows and cushions and put a throw over the end of the bed for added cosiness. The bedroom is a key room and it’s important to make it look stunning.
6. Don’t ignore the outside areas
A true house tour starts with a view from the street as ' kerb appeal ' means a lot to people. If the property has a garden or balcony , make sure you show that from the outside and not simply through the window – this is a key asset and often comes at a premium for any prospective tenant or buyer and should be emphasised in your video.
7. Map a route through your home
Plan your path before you start filming so the video runs smoothly with no sudden changes of direction because you’ve missed something. I’d also shoot with the sound off so that the viewer can focus purely on the content and not on the narration. If there are any features you want to highlight, zoom in so the viewer can clearly see them (see point 10).
8. Don’t move too fast!
It’s important you move slowly enough for the viewer to see everything clearly. Do a test run first and view the recording for yourself so you can see if there’s any areas where you’re moving too quickly or not showing something clearly enough.
9. Positioning is everything
When scanning the room, it is important to do this from at least a couple of different positions in the room. I’d always advise the first point to be as you walk through the door to the room, and the next view to be from the opposite corner scanning from wall-to-wall and floor-to-ceiling to show the room in its entirety.
10. Attention to detail
Make sure you highlight and emphasise any unique or charming features of this property as this could be what sets your home out against the rest. Whether it’s a stunning period fireplace, electric blinds, lighting features, or your home media system, zoom in and share the love as these are great selling points.
Assuming your video does its job and your prospective buyer is really interested in your home, they can request a live video call to ask questions about the property and have another look with more control over the direction of the filming. 'This will usually be done with the agent included in the call so the owner can rely on them to help with any questions,' says James.

Many people just starting out wonder if there is a market for real estate videography. The answer is yes — profitability will depend on your ability to edit videos yourself rather than hiring out. Virtual tours became much more popular during the COVID-19 pandemic, and because of this, people are beginning to expect them. “Realtors are way more into it than they were two years ago. The pandemic forced a shift in the industry,” says Emerson.
3D tours help buyers decide.
In addition to traditional video tours of homes, 360-degree views of home interiors are becoming more popular as many home buyers shop for homes online. Here, the focus is on traditional filmmaking, but virtual reality experiences (VR) and immersive photography are worth looking into as well.
Regardless of whether you’re a real estate agent, a freelance videographer, or just someone trying to learn a new filmmaking skill — you can get started with home walk-through videos and other ways of filming real estate immediately.
Make your real estate video.
To make a good real estate video, you’ll need some equipment, a bit of technical knowledge, and video editing software like Adobe Premiere Pro .
Gather your tools.
For a basic real estate videography setup, all you need is a camera to shoot with and a tripod. You can use a smartphone in a pinch, but a camera that’s designed for video usually results in a higher-quality video. A lens with variable focal length is good if you want to zoom, and if you’re trying to capture large rooms all at once, a wide-angle lens is helpful, too.
- A tripod or steadying device . To project stability and comfort with your video of the property, use a tripod. If you’d prefer to do a walk-through video, invest in something that stabilizes the camera as you move or a camera with built-in image stabilization. For smartphones, there are inexpensive gimbal (stabilizing device) options available so you can walk with the phone in hand. Learn more about stabilizing your camera while you move.
- A drone . For the exterior, you can also explore drone footage and aerial video , if you have the budget. Aerial footage can show off the entire property, like the roof and other areas that might be hard to get to on foot. If you’re not familiar with drones, many drone pilots are available to capture aerial footage for reasonable prices.
- Your body . The final tool is your own body. You’ll need to practice your “ninja walk,” as photographer Walker Esner calls it. “Walk very slowly when filming, and try to keep your head from moving to keep the video looking stable,” says Esner.
Shoot the video.
When it comes time to shoot the video itself, the whole process will go more smoothly if you cover three main bases.
1. Planning.
Before you start filming the video, you want to have a plan for the path you’re going to walk or how you imagine the video will be edited together. This ensures your video shoot goes smoothly and the viewer gets a sense of the setup of the home. For example, many videos start by coming into the house through the front door, walking to the kitchen, and then checking out bathrooms on the way to a bedroom. You want to make sure you minimize repeat views of areas so the viewer has a clear idea of where everything is.
2. Lighting
More than any other component, making sure you have good lighting on the day of the shoot is critical. That can make the difference between a house looking dank and gloomy or bright and welcoming. Having some prop lights or lamps available to brighten up a room is a must.
3. Staging.
Finally, depending on your time frame and the type of property being sold, having the property staged with things like tables, chairs, and beds can help potential buyers have a sense of what the home looks like when it’s “lived in.”

It doesn’t hurt to have knowledge of different shot types as well. More advanced techniques like wide shots can level up your real estate videos without requiring a ton of extra work. “I start super wide,” says Esner. “It's usually an aerial shot, slowly moving in from the edge of the property. Then I’ll use a few tighter exterior shots of the house and finally a return to wide — it keeps it interesting.”
Once you’ve shot your video, it’s time to edit.
Edit your video into a professional package.
Once you’ve completed filming your video, you’ll need to edit it yourself to ensure it’s presentable before you upload it to YouTube or your real estate listing.
When you’re editing your video, here are a few principles to keep in mind.
1. Be brief.
Make sure that the video is snappy and not too long. Most people judge whether or not a home is interesting to them pretty quickly, so you want your video to highlight the features of the home fast.
2. Learn to use transitions.
In Adobe Premiere Pro you can add transitions to smoothly move between two different shots, so your viewer feels that they’re walking smoothly through the property.
3. Add voiceover.
If you have a voiceover, make sure it syncs with the imagery of the property to keep viewers from getting confused.
4. Add text.
Easily overlay text to add titles to your video . Highlight information like property details, features, and pricing.

How to add a virtual tour to your realtor.com® listing

Before you add a virtual tour to your listing, check out our article on best practices for filming a virtual tour .
Viewing and inspecting a property is an important part of the home search process, but is likely not an available option to many while we practice safe social distancing in light of COVID-19. In lieu of hosting open houses, help prospective buyers take a digital tour of your listing by uploading a virtual tour video in your realtor.com ® dashboard.
We want to shine a spotlight on you! Listings where agents have provided virtual tour content will soon be highlighted with new marketing treatments on our property search results pages.
How to add your virtual tour or video link
From the home page of your realtor.com ® professional dashboard :
- Click Listings in the left-side menu
- Select the desired listing and navigate to Listing Details
- Click Save and your tour will display on realtor.com ® within minutes!
Once a virtual tour has been added to the listing, consumers viewing on realtor.com ® will see a virtual tour icon – VR Tour – they can easily click to view the video. This icon appears at the bottom of the first photo on the listing display page.

For social media sites use the download button to save it to your PC or phone and then upload it your social media sites of choice (Facebook, Instagram, Twitter, YouTube etc).
How do you bill?
At the end of the month we send an Invoice for any videos produced during the month.
This can be paid with a Debit/Credit card or via BACS.
Do I have to enter into a contract?
No - you can cancel whenever you like and any videos already produced are yours to keep forever.
What happens to my videos if I no longer use this service?
They are yours to keep.
Any videos you’ve downloaded and then shared on Social Media / YouTube will be kept forever (or until you decide to remove them).
